A photo is worth a thousand showings... or none.

As it relates to the world of real estate, the old adage that 'a picture is worth a thousand words', has never been more plausible.  Now, more than ever, consumers are looking on the internet to find the place of their dreams.  When listing your home for sale,the single most important thing you can do is make sure your agent employs a professional photographer to present the very best first impression of your property.  

I see it too many times on the MLS... A new property hits the market and the only photo appearing is a stock image with text indicating 'no photo available'.  Really???  I mean, I get it.  Some agents are just so happy to get the listing that they feel the need to get it into the MLS before taking professional photos.  This, however, does quite a disservice to the seller.  Most MLS platforms automatically link to Zillow, Trulia and Realtor.com, which means that hundreds of thousands of potential buyers are also seeing that same blank stock photo and then immediately click onto the next listing.

We are moving more and more to a visual world.  The rise of Instagram, Snapchat and Periscope confirm that our society craves that visual stimulus.  With 94% of buyers using the internet to search for property, doesn't it make sense to have great photos available right from the start?  Studies show that buyers spend 78% more time perusing through listings that have amazing photos than those that are of poor quality.

So, if you are in the market to list your house for sale, make sure you ask your agent how they will handle the photos.  Most agents will take the photos themselves, I however, will hire a professional photographer so that we can better position your home to sell for top dollar. If you have an agent... great.  If you want a great agent... CALL ME!!!  Remember, you get only one chance to make a first impression.  WOW, I think I've reached the cliche limit for this blog.
