The best salespeople don't sell


While I continue to build my real estate business.....errr, I mean empire; I'm constantly reminded of what a competitive industry I've chosen in which to make a living. 

Recently, I was fortunate enough, through persistence and patience, to obtain a listing appointment with a seller in my neighborhood.  I met this person through door knocking and we seemed to hit it off pretty well.  At the time, he mentioned that he was indeed considering selling, but did not know any other agents. I figured this was just about a slam dunk.  Well the actual listing meeting took a few months and lasted for well over an hour.  During that time I asked a lot of questions and not that many were related to real estate.

Fast forward to the moment of truth when the I pulled out the listing contract and showed my new client where to sign.  It was at that moment that he mentioned to me that he met with 2 other agents.  One of those agents really dominates the market in my farm area and I would consider him to be my nemesis.  The other agent is another top producing agent who has been in the game a lot longer than me.  Being naturally curious, I saved one last question for him to answer while he was signing. 

'What made you choose me?', I asked.  He responded frankly, 'The first agent told me how fast he could sell my house.  The second agent told me how many houses she sells.  You established a rapport with me.'
